This is The Sentinel, a home that went through a comprehensive energy-efficiency renovation in Seattle, and is now Built Green certified.

Perched high above the streets of West Seattle, this home offers sweeping views of Vashon Island and the South Sound while abundant windows bathe the living spaces with natural light.

Transformation of this home includes 3 bedrooms and 2.5 bathrooms in a thoughtfully open floor plan. The main level master suite offers an oasis of luxury, while two additional bedrooms on the lower level provide a variety of options for the new owners. The main floor great room enjoys views of the Sound and opens directly to the South facing deck – the perfect space to entertain or unwind and watch the sunset.

To save energy, The Sentinel went through a comprehensive upgrade with new fluorescent lights, air and duct sealing, foam and rigid insulation, updated dual-pane windows, and a new ductless mini-split heat pump system.

The home also received new low-flow faucets and showerheads and a TED 5000 energy monitor connected with a new iPad 2. The efficiency upgrades cost about $12,000, but the savings from these upgrades are estimated to be about $861 per year.

Green Canopy Homes is targeting 3-Star Built Green certification and the documentation will be included in an electronic homeowner’s manual. The manual will also have information about the home’s features, energy performance, product warranties, paint colors, and other details to keep the home running in tip-top condition.
