This Mediterranean style, gated condominium community in Olympia’s Westside features a remarkable stormwater detention system that uses permeable pavers and 3 layers of crushed aggregate to reduce pollution and infiltrate rainwater into underground aquifers.

Driving Directions: On Olympia's Westside, Hwy 101 & Black Lake Blvd. Go N. on Black Lake, @ Capital Mall, turn Rt. on 9th Ave/Cap Mall Dr.). Turn - 1st Rt. on Fern Street, 1/2 block on Left.
Decorative iron gates, warm colors, lime-washed stucco walls, stone columns and arches give Little Tuscany an old-world charm. Yet with 7 different floorplans ranging from 1262-1567 sq.ft, modern conveniences are in abundance, such as gas fireplaces and ranges, heat pumps, and a stormwater infiltration system which closely mirrors the natural way the earth processes rainfall.
Stormwater runoff is the primary source of pollutants found in surface waters. Discharge from standard detention systems can erode stream banks, carry pollutants and deprive streams of base flows during summer months. In this system, pollutants adhere to the crushed aggregate where they are digested by microorganisms, creating a natural filter.
This permeable paving system more closely mimics the natural system of rainfall, absorption into soils, and recharge of aquifers to supply base flow to streams. In addition, combining roads and stormwater infiltration helped preserve 180 native tree units onsite! Underneath the roads within the development three layers of crushed aggregate receive, store and allow runoff to soak back into the earth. The road is topped with permeable concrete pavers - EcoStone from Mutual Materials - separated by joints filled with small stones, which allow rainwater to infiltrate into the rock beneath. The pavers create a classic cobble-stone look in keeping with the Mediterranean style!
