ReImagining of Ballard bungalow: a small addition, new kitchen and bathroom with energy updating (Infrared Ceiling panels!) Good insulation, Some new windows, beautiful cork floor, with cool European influences make this home ready for the next century!

LastingNest, Inc. is now in collaboration with S.A.G.E. Designs NW Architecture Studio to Design & Build projects with vision and on budget.

This classic bungalow was a former rental, but the new homeowner saw its potential as it sits on a beautiful lot on a wonderful street.

The bedrooms were very small, and the mud room at the rear of the home was a former porch that needed to be replaced. The solution was an 8’ addition across the back of the home continuing the existing roof line.

The kitchen was also closed off and undersized and the existing bathroom left quite a bit to be desired.  We opened up the kitchen to the rest of the house, and opened an existing bedroom at the front of the home for a new living/media room.

We gutted the bathroom and installed a new modern shower, and wall-hung the vanity and the toilet for a more open look that would be easy to clean.

The plumbing and electrical was replaced, and new ceiling hung radiant heating panels were installed, which heat the surfaces in the room and create a wonderfully warm home while being remarkable efficient and economical.

We improved the home’s insulation and air sealing to add to the economy of the home and finally installed renewable cork flooring.
